PostSubject: 3.6 acre property on racecourse Rd Port Augusta   Thu Feb 03, 2011 11:21 pm

Lot 404 Racecourse Road.

$290,000 neg

I bought this house four years ago thinking that I would never sell, however life has its unexpected turns and I have now relocated to Whyalla. What was going to be temporary is now a permanant move, and I need to sell this property to be able to buy here. I am negotiable on price until the renovations are completed. Once the renovations are complete the price will go up significantly. Selling at Bank valuation price, not real estate value price and open to all offers.

This property is set well back from the road and has high fences at the front for privacy. The front yard has the concrete already poured for a large pool. Had very reasonable quotes for a plastic liner or fibreglass coating to finish the job off. Connected to this pool area is two bathrooms and a toilet. All you need to do is give it a quick clean out and have the electricity connected. ( I always thought one of these bathrooms would make an excellent sauna ) Hot water systems already installed.

Walk in the back door to a long wet area ( perfect for storing saddles and bridles. ) This room is freshly painted and lino will be getting laid in the next few weeks. Stained and varnished bridle hooks (12) already hanging just waiting for you show bridles to be kept inside neatly and safely. The laundry is off this room directly oposite the back door and has also been recently painted and renovated. A built in cuboard to hide all those horrible mops and brooms and a varnished benchtop made from floorboards, varnished and sanded serveral times with love by mwa!
Walk into the massive country style kitchen with open plan to dining room and family room / study. The Kitchen and dining room have beautiful slate flooring whilst the family room has floorboards. This is a three bedroom house, however the study could easily be converted to a bedroom by replacing the wall that was removed to created the open plan living. The dining room and family room have been freshly painted with brand new blinds and curtains. I use to love having my morning coffee looking out into the stables Smile

Double sliding ornate glass doors open into a HUGE loungeroom with fireplace on one end and full width windows on the other facing the flinders rangers. I have sat in this loungeroom many times watching the storms roll over the flinders with a glass of wine in hand.
This room is also floorboards and freshly painted. Ornate ceiling slats and brand new cornice all put in the last few months. Brand new blockout curtains ( not cheap I can tell you ) made to measure with lace under for perfect privacy or sheilded views.

The main double bedroom is airconditioned and has built in wardrobes Freshly painted and decorated.

The second double bedroom has a built in wardrobe that has been slightly modified to be a built in entertainment unit. However doors would return this to its use as a built in wardrobe. Freshly painted and decorated.

The third room is a single room with built in wardrobes, also freshly painted with new blind and curtains.

The bathroom has been freshly painted, but the renovations are not completed in this room yet. Massive bathroom with bath, separate shower and toilet is in a room within this room for further privacy.

Includes a Granny flat with Kitchen which has had tenants in it whilst I have been living there who have happily paid $100 a week.

Huge almost new shed wired to workcover standards. Tressle tables can be left with negotiation. Two other sheds next to the house and a covered in verandah for keeping cats / dogs or entertaining.

8 car paved area at the rear of the house and an avery for the bird enthusiast.

Huge tack shed, three stables and three day yards. Riding area, round yard, water bay.

If you manage to get out and have a look ignore the weeds in the yard as I have a gardiner booked in to slash and spray in the next couple of weeks.

Brock Hardcourts are managing the sale of the house so negotiations can be made through them. Obviously if you have a look and make an offer before I complete the renovations you will get a property at a bargain price that with a little DIY will be a horsey and horsey person paradise. It certainly was for me and I will miss it. The neighbours are lovely and have rushed over to help several times when I have needed help ( also dont mind joining in on new years when an entire live band performs in the backyard!!! . The sunsets over the lake are stunning.
